Well, it's not off by an order of magnitude or anything, but 80% of the appraised value is significantly less than the total debt on it. I don't think there's any way we can avoid PMI.

The bit about acquisition is unclear, not sure if it would apply to a refi. And the way it's written, I'd bet it's only applicable for the first year of the loan.

Either way, the PMI itself isn't a /huge/ deal. It's, what, another $100 a month or so? We just /really/ wanted to avoid it. A year ago, I'd've put the value of the house above $550k. it's.. not there anymore.

I'm going to have to go with market woes or idiot appraiser. The immediate neighborhood hasn't changed much, but the projects down the street got ripped out in favor of townhomes, and we've repaired all the significant damage over the past few months. The number we got back is, if I recall correctly, even lower than the last tax appraisal, which is always low and I /think/ predates the new roof and siding.

Hey, I assume you're much more savvy with how to go about finding appraisers and what your options are and everything than I am, so there probably isn't anything I can offer as advice. However, I have a friend who's a mortage guy (broker? something like that), and maybe he can suggest a way for you to get a deal or a better appraiser/appraisal or something?
